We want to ensure we have at least 2 to 3 potential solid clients before building anything.
That way, when we build the asset, we are assured we are building something that will be used.
Building the Potential Client List
From Google SERPs
We build our potential client list from business services whose domains are poorly positioned on Google SERPs for the main business-generating keyword.
We keep information about these potential clients, such as their current Google SERP position, in the incognito window and under the relevant country and language settings.
We also keep their contact information for cold calls and pitch our service later.
From directories
Websites like Yelp and Yellow Pages also provide a list of businesses potentially interested in having a high-ranking website that generates leads.
We save the list of contact information in our databases to cold call later.
Elaborating a Sales Pitch
Once all the contact lists of potential clients are archived, we then elaborate a sales pitch to use.
The pitch is directed to the marketing or client acquisition person. Typically, this would be the practice owner, the marketing manager, or the office manager.
The content of the pitch has to contain the following:
- Getting past the gatekeeper.
- Present yourself and present what you provide.
- Let them know that you are prospecting for clients for a lead-generating website for their type of service.
- Ask whether they are interested. If they are, you can proceed with exchanging contact information.
- Let them know you will send them a follow-up email with more details about what will be done.
- Ask if they have any questions about any technicalities or other things they have inquiries about.
- Let them know they will be contacted once the lead-generating website is finished to configure the routing system and negotiate renting terms.
Elaborate the Follow-up Email
The follow-up email aims to fulfil the following goals:
- Keep a written note of your contact information for the potential client.
- Refresh the memory of the client of the discussion.
- Give the client more information on the rank, rent model, and objective.
- Give the client starting data so they can start their own research on the topic.
- General marketing.
Keep Logs of the Discussions for Each Prospect
Every time you talk to a potential client, you should note the contact information and the level of interest.
That way, you can return to your logs and recontact a hot lead to seal the close and start generating income from your lead-generating asset.
Building in public my first Rank and Rent
Having tested the combination « Vétérinaire Gatineau,» I have decided not to build the website based on this city and niche.
The reason is that I quickly identified that there were two main issues with this choice.
The first was that the vet domain in Gatineau is saturated, and clinics are already flooded with client requests. Most vet clinics can only service some of the demand, so there is no point in generating more leads for them.
The second issue was that the total number of Gatineau vets needed to be more significant. Therefore, I would have struggled to find a client who would have found value in a high-ranking website (i.e., not enough prospects and optionality).
A few days later, I searched for a new city and niche. To pick a niche, I used chatGPT to list 55 niches to pick from using this prompt:
« I'm searching for a blue-collar service used as a call-in service.
I need this service that is heavily recalled by clients (it is decentralized and has many business opportunities).
Please list 55 blue-collar services most popular in North America (specifically in Quebec) with a call-in service format.
For the first 20, make them less specific, then in the last 25, mention those that are more niche, exact, and less likely popular.»
I picked one of the more specific niches and chose a town near my city. I will not disclose the city and niche at this time, as this is my first rank and rent, and I do not need the extra competition from competitors.
Feeling confident about this city and niche, I have decided to proceed without finding a client or purchasing the domains as of right now. I plan to buy the domains later, which will help position the future site to rank for relevant keywords for people looking for such a service in such a location.
